What's in a tune-up
Six things every tune-up covers.
Filter inspection
Standard 1" filters checked or replaced.
Combustion / refrigerant check
Combustion analysis on furnaces, refrigerant levels on AC and heat pumps.
Electrical safety check
Capacitors, contactors, wire integrity, and amperage draw verified.
21-point inspection
Full system walk-through with a written report.
Coil cleaning
Indoor coil dust check; outdoor coil cleared of debris.
Minor adjustments
Belt tension, blower wheel, drain lines — anything that drifts gets dialed back in.
Why maintain
The system you maintain lasts longer.
Keep the warranty valid
Manufacturer warranties on Trane, Mitsubishi, and American Standard systems require annual maintenance. Skip a year and the warranty can void.
Catch problems early
Most expensive HVAC repairs start as cheap problems. Tune-ups catch them before they cost you a full failure.
Peak efficiency = lower bills
A tuned system runs 5–15% more efficiently than a neglected one. Pays for the plan most years.

Maintenance plan questions
- Technically no — but most Trane, Mitsubishi, and American Standard manufacturer warranties require annual maintenance to stay valid. The plan covers that visit and adds priority service + repair discounts on top.
- Yes. There’s no contract penalty. You can cancel at any point, and you keep the visits you’ve already used.
- It doesn’t cover the parts/labor of a repair, but it gives you 15–20% off labor and waives the diagnostic fee on service calls (Plus plan). For full repair coverage, ask us about extended warranties.
- AC tune-ups in spring (March–May), furnace/heat pump tune-ups in fall (September–November). We reach out to schedule — you don’t have to remember.
- Yes — add a second system (e.g., separate AC and furnace, or multiple zones) for a discounted second-system rate. Ask when you enroll.
- They do — and a transferred plan is a strong selling point in the Portland market. New homeowners can pick up where you left off.
