What's in a tune-up
What's included in our $140 AC tune-up — six things, every visit.
Not a "spray off the condenser and call it good" visit. Real refrigerant pressures, real electrical checks, real cleaning where it matters.
Filter inspection & swap
Standard 1" filters checked or replaced. We catch undersized filters, crushed cases, and the wrong MERV rating.
Refrigerant pressure check
High and low side pressures verified at proper outdoor temp. Off-charge systems run loud, lose efficiency, and shorten compressor life.
Coil cleaning
Outdoor condenser coil cleared of cottonwood, leaves, and debris. Indoor evaporator coil inspected for dust buildup.
Electrical safety check
Capacitors, contactors, fan motor amp draw, and disconnect verified to spec.
Drain line clear
Condensate drain flushed and trap cleared. Clogged drains cause indoor water leaks — easy preventive fix.
21-point inspection
Full system walk-through with a written report. You get a copy in your inbox after the visit.
Why tune up
Why annual AC maintenance pays for itself — three reasons.
Keep the warranty valid
Manufacturer warranties on Trane, American Standard, and most major brands require annual maintenance to stay valid. Skip a year and the warranty can void.
Catch problems before summer
A spring tune-up catches the small issues — weak capacitor, low refrigerant, dirty coil — before the next heat wave makes them an emergency.
Lower bills
A tuned AC runs 5–15% more efficiently than a neglected one. Pays for the visit most years on its own.

Annual tune-ups included, priority service, and member-rate pricing on repairs. Three tiers from furnace-only to whole-home protection.

AC tune-up questions, answered.
- Spring, before cooling season — March through May is ideal. Catches winter-dust buildup and ensures the system is ready when the heat hits.
- About 60–90 minutes for a standard residential AC. Older systems or systems with significant deferred maintenance can run longer — we tell you up front if anything is out of spec.
- $140 flat for a one-off spring tune-up. If you're already on a Comfort Care plan the annual visit is bundled in, and you pay member rates on anything the tech catches — most plans pay for themselves the first season. See Maintenance Plans for the breakdown.
- Technically the system will run without one. But manufacturer warranties require it, and the small problems caught at a tune-up are usually 1/10th the cost of the failure they prevent. It's the cheapest insurance you can buy.
- We typically split them: AC in spring, furnace in fall. Each one is checked when it's about to be used, so any issues are fresh. Comfort Care Plus includes both visits.
