Annual maintenance

Why annual heating maintenance pays for itself — the cheapest repair is the one that never happens.

Most expensive HVAC failures start as cheap problems: a stuck damper, a dirty flame sensor, a slipping belt. Annual tune-ups catch them before they cascade. They also keep your manufacturer warranty valid, which most homeowners don't realize requires documented yearly service.

  • Filter check + swap

    Standard 1" filters checked, replaced if needed. We'll flag anything restrictive that's starving the blower.

  • Combustion analysis

    Gas-side furnace tune-ups get a full combustion analysis: CO levels, gas pressure, draft, and burner condition verified.

  • Electrical safety check

    Capacitors, contactors, wire integrity, and amp draw. Most pre-failures show up here months before a breakdown.

  • 21-point inspection

    Full system walk-through with a written report: what looks good, what's drifting, and what needs attention.

  • Coil + cabinet cleaning

Repair vs. replace

Six signs it's time to replace your heating system, not patch it.

Sometimes the smart fix is fixing it. Sometimes it's buying the next ten years of comfort. Here's how we frame the call — and the math we walk through with you at the estimate.

  • System is 12+ years old

    Most furnaces last 15–20 years with maintenance, but efficiency drops late. Past 12 years, a replacement often pays back inside the warranty.

  • Repair cost > 50% of replacement

    Rule of thumb: if the repair quote is more than half of a new system, replacement usually wins — especially if the system is also old.

  • Bills are climbing

    A 12-year-old 80% AFUE furnace burns 20% more gas than a new 96% unit doing the same work. The math compounds every winter.

  • AC also needs replacing

    If both your furnace and AC are aging, a heat pump replaces both. Qualifies for $1,500–$3,000+ in rebates and runs efficiently in our climate.

  • Cracked heat exchanger

    A cracked heat exchanger is a life-safety issue (carbon monoxide). Repair is rarely viable — replacement is the answer.

  • Short-cycling that won't go away

    If a properly-sized system still short-cycles after multiple repairs, the system was likely oversized originally. Right-sized replacement fixes it.
