What's in a tune-up

What's included in our $140 furnace tune-up — six things, every visit.

Not a "dust the filter and call it good" visit. Real combustion analysis, real electrical checks, real cleaning where it matters.

  • Filter inspection & swap

Standard 1" filters checked or replaced. We catch undersized filters, crushed cases, and the wrong MERV rating.

  • Combustion analysis

Full O2/CO/temperature reading at the flue. Catches efficiency loss, dangerous CO production, and a cracked heat exchanger.

  • Electrical safety check

Capacitors, contactors, wire integrity, amp draws, and ignitor resistance verified to spec.

  • Burner & flame sensor cleaning

Carbon and dust pull off the flame sensor over time, causing short-cycling. We clean and reseat — usually a 5-minute fix that saves a future service call.

  • Blower & airflow check

Static pressure measured, blower wheel inspected, belt tension verified. Off-spec airflow burns out heat exchangers early.

  • 21-point inspection

Full system walk-through with a written report. You get a copy in your inbox after the visit.

Why tune up

Why annual furnace maintenance pays for itself — three reasons.

  • Keep the warranty valid

Manufacturer warranties on Trane, American Standard, and most major brands require annual maintenance to stay valid. Skip a year and the warranty can void.

  • Catch problems early

Most expensive HVAC repairs start as cheap problems. A flame sensor cleaning today prevents a no-heat call in February.

  • Lower bills

A tuned furnace runs 5–15% more efficiently than a neglected one. Pays for the visit most years on its own.
