Standard 1" filters checked or replaced. We catch undersized filters, crushed cases, and the wrong MERV rating.
Combustion analysis
Full O2/CO/temperature reading at the flue. Catches efficiency loss, dangerous CO production, and a cracked heat exchanger.
Electrical safety check
Capacitors, contactors, wire integrity, amp draws, and ignitor resistance verified to spec.
Burner & flame sensor cleaning
Carbon and dust pull off the flame sensor over time, causing short-cycling. We clean and reseat — usually a 5-minute fix that saves a future service call.
Blower & airflow check
Static pressure measured, blower wheel inspected, belt tension verified. Off-spec airflow burns out heat exchangers early.

Furnace tune-up questions, answered.
- Fall, before heating season — September through November is ideal. Catches summer-dust accumulation and ensures the system is ready when the cold hits.
- About 60–90 minutes for a standard residential furnace. Older systems or systems with significant deferred maintenance can run longer — we tell you up front if anything is out of spec.
- A one-off fall tune-up is $140 flat. Comfort Care members get the annual visit baked into the plan plus discounted member rates on any repair the tech finds — including parts and labor. See Maintenance Plans for the membership tiers.
- Technically the system will run without one. But manufacturer warranties require it, and the small problems caught at a tune-up are usually 1/10th the cost of the failure they prevent. It's the cheapest insurance you can buy.
- No. A tune-up is preventive — checking, cleaning, adjusting. If we find something broken during the tune-up, we quote the repair separately at flat-rate. You decide whether to proceed.
