What's included in a mini-split tune-up — six checks, every visit.
Pulling the indoor head down and cleaning the blower wheel is the part most shops skip. It's the difference between a real service and a filter check.
Indoor head deep-clean
Filter, blower wheel, and evaporator coil cleaned. Biofilm and dust accumulate fast in mini-splits — the difference between an annual deep-clean and a "spray off the filter" visit is years of equipment life.
Drain pump & condensate test
Drain pump cycled against its discharge head, condensate line flushed. Most "leaking head" emergencies trace back to a drain pump nobody tested.
Refrigerant pressures, both modes
Heat AND cool mode pressures verified. Off-charge mini-splits are unforgiving — even a few ounces low and the inverter compressor works harder than it should.
Outdoor coil cleaning
Outdoor condenser coil cleared of leaves, PNW moss, and debris. We rinse from the inside out, not the outside in — otherwise you just push the gunk deeper.
Inverter & comm-bus check
Fault history pulled from the indoor and outdoor boards, comm-bus signal verified between heads and condenser. Pre-failures show up here months before they become breakdowns.

Why annual mini-split maintenance pays for itself — three reasons.
Keep the Diamond warranty valid
Mitsubishi's 12-year Diamond-tier warranty requires annual maintenance to stay in force. Skip a year and the manufacturer can deny a compressor claim — the most expensive part on the system.
Catch drain leaks before drywall damage
Indoor head drain pumps fail quietly. By the time you see a water stain on the wall below, drywall is usually involved. Annual pump tests stop the leak before the drywall does.
Hold onto the efficiency
A clean mini-split runs 10–20% more efficiently than a neglected one. Dirty heads cost real money — in summer cooling bills, and in winter heat-pump efficiency.

Mini-split tune-up questions, answered.
- Annually at minimum — most homeowners we work with do spring (cooling-side focus) and skip fall. If you run heat-mode heavily through winter, twice yearly is better. Either way, manufacturer warranties require at least one documented service visit per year to stay valid.
- Yes — and you should, monthly. A professional service goes deeper: blower wheel cleaned, evaporator coil treated, drain pump tested under load, comm-bus verified, refrigerant pressures read. The stuff a vacuum cleaner can't reach is where most failures start.
- About 60–90 minutes per indoor head plus 30 minutes for the outdoor unit. A 3-zone system typically runs 2.5–3 hours. We tell you up front so you can plan around it.
- $140 flat for the first indoor head, $80 each additional head. Multi-zone homes are typically $220–$380. Comfort Care plan members get bundled annual tune-ups plus member-rate pricing on repairs — most plans pay for themselves the first season.
